Reservations / Deposit / Cancellations

Our policies are designed to be fair to all of our Guests. When we accept and confirm your reservation by email we turn away all other requests. This policy is designed to completely protect you and our business. If you have any questions, please ask.

You must be 21 years of age or older to make a reservation. Rates are subject to change at any time prior to your confirmation. Reservations require a deposit and a (2) night minimum stay. NO PETS ALLOWED. All cabins are NON-SMOKING. We must charge 3.90% sales tax in addition to cabin rental rates. To see our rates "click" on the individual cabins to the left of this page.

DEPOSIT / PAYMENT:

  • A deposit equal to (1/2) the total bill is required to guarantee your reservation. A $25.00 non-refundable processing fee will be charged for cancellations.  If paying by Check your reservation is not guaranteed until we cash your check. All remaining balance will be due at time you Check-In and receive your key.
  • We accept all major credit cards, travelers' checks, money orders and cashier's checks.
  • Because Hunting season requires longer stays and more advanced notice - deposit for hunting is 1/2 balance due at the time of your confirmed reservation.

CANCELLATION / NO SHOW POLICY:

  • If your reservation is cancelled prior to thirty (30) days of your arrive date, no problem, all of your deposit will be refunded, less the $25 + tax, processing fee.
  • If your reservation is cancelled between thirty (30) and fifteen (15) days of your arrival date, half of your deposit will be refunded, less the $25 + tax, processing fee.
  • If your reservation is cancelled less than fourteen (14) days of your arrival time, NO REFUND will be given unless we are able to re-book another reservation identical to your reservation.
  • No Shows, Early Departures, will be charged full price for all reserved nights.
  • Cancellations and no shows are handled differently for hunters. See hunting page for details.
  • No refunds will be considered for weather conditions.
Check In / Check Out

CHECK-IN TIME: • 2:00 P.M. - Guests can check-in anytime after 2:00 p.m. MST, and while we make every effort to have your cabin ready with no delays, this can get delayed.

If you're planning a late arrival time, please contact our office during business hours to make prior arrangements. At check-in, guests will be required to present identification, sign a Release of Liability Formagreement and pay the balance due for their stay.

CHECK-OUT TIME: • 11:00 A.M. - To prepare for new Guests arrivals we must insist on 11:00 a.m. MST the day of your departure.

  • Please clean and put away dishes and cookware in the Cabin's. You may strip the beds and put dirty towels in the shower stalls. A minimum fee of $50 will be charged to your credit card if excessive cleaning is required.
  • Furnishings are NOT TO BE MOVED. Guests are responsible for damaged or missing items and for any extra cleaning or service calls due to negligence.

HUNTERS:

  • Please review the Hunting page very carefully it contain some details that pertain to hunters only.

NON-SMOKING POLICY:

  • The vast majority of our guests insist on non-smoking accommodations, and we agree. Therefore, we respectfully request that guests do not smoke inside any of our cabins. We will charge you $50.00 if we need to clean a Cabin for smoking. Smoking is allowed outside the cabins only.
  • GRASS FIRES ARE A SERIOUS CONCERN TO ALL RANCHERS, SO CIGERETTE BUTTS ARE NOT TO BE DISCARDED ON THE PROPERTY EXCEPT IN APPROVED RECIPTICALS.
  • We apologize for any inconvenience, and thank you in advance for your cooperation.

LINENS:

  • All linens are provided, including bed linens and an adequate number of bath towels, hand towels and wash cloths. We do not offer a cleaning service or linen service during your stay unless specific arrangements have been made. Linens are to remain inside the cabins and are not to be used for cleaning boots, equipment, guns, etc.

MAINTENANCE:

  • Eagle Rock Ranch performs regular maintenance on all cabins and makes every effort to keep all amenities in working order. Please report all maintenance issues if they are observed or need attention during your stay.

RATES:

  • To view our nightly rates "click" on the individual cabin selections and go to "Make A Reservation" button. Our rates will be displayed as you begin the reservation process.
